Air rights

Thanks to the lightness and versatility of the industrialized systems that we use to construct, we can build houses on the roofs of the buildings, thus completing the vacant spaces that many buildings have.

Our houses weigh 1/3 less compared to a traditionally built house and the execution deadlines are reduced substantially which allows us to cause minimal discomfort to the neighbors and occupants of the building who do not have to leave their home nor cease the commercial activity, in case of shops on ground floor, at any time.

The use of BIM (Building Information Modeling) methodology and process industrialization gives us the possibility of adapting to any plant morphology on which to build.

In these actions we not only build houses above a property to be consolidated but also architecturally and energetically rehabilitate the common elements of the buildings, we remove the architectural barriers, install lifts and adapt the steps and accesses to accessibility regulations

Society
  • It improves the quality of life of the people through the improvement of the real estate building.
  • Creation of sustainable jobs in the construction sector over time by betting on new constructive technology.
  • It helps the environmental awareness of people by creating eco-efficient and environmentally friendly homes from the beginning of the process.

City
  • Reduction of aesthetic and urban impact by occupying empty spaces.
  • Improvements to the image and quality of the real estate park by rehabilitating the facades of old buildings.
  • Incorporation of new high energy-efficient and high-quality housing into real estate.
  • Improvements to the thermal conditions of the bordering dwellings due to the occupation of the new project.

Environment
  • Reduction of CO2 emissions in both construction (use of industrialized systems and recycled materials) and in the useful life of the building (energy efficiency).
  • Green roofs: Biodiversity source, rainwater retention, CO2 and environmental dust absorption, building temperature moderator.

Home Buyers
  • Possibility of living in a high energy-efficient house equipped with the latest “smart home” technology in areas where the supply of new housing is scarce and/or nonexistent.
  • Revaluation of the housing as it is an exclusive asset for its benefits and for its location and situation.

Owner communities
  • Architectural and energetic rehabilitation of the estate.
  • Economic income (air rights sale) and possibility of receiving subsidies.
  • Decrease in spent electricity and monthly payments by increasing the number of occupants.
  • Increasing the value of the property = Higher rental income (10-15%).
  • No one is bothered or have to leave during the construction process.

EXAMPLE OF REMAINING SPACE OCCUPATION PROJECT CONSISTENT OF:

Elevation of 3 floors for the construction of 2 dwellings and 2 duplex with private terrace.

Rehabilitation of facade and common elements.

Installation of elevator and suppression of architectural barriers.
